Our field team in New Jersey ran a two-phase branch office refresh where demolition and overhead rough-in happened after 5 p.m. behind a temporary dust partition, with a nightly wipe-down of the customer-facing area. The lobby opened on time every morning for six weeks. The scheduling cost about 11 percent more in labor than a daytime schedule would have, and the client still chose it, because one closed day cost more than the premium.
That trade-off is the conversation to have in preconstruction:
- What hours can loud work happen?
- Which exits and egress paths must stay clear at all times?
- Where do deliveries stage without blocking customer parking?
- Who signs off on the nightly clean?

Steel. Ask for the site-specific erection plan. It is not optional paperwork. OSHA 1926 Subpart R covers site layout, the site-specific erection plan and construction sequence, with Appendix A giving guidelines for establishing the plan's components.
Those components include the erection sequence developed with the controlling contractor, crane selection and placement, and fall protection procedures. Review the requirements in the OSHA steel erection standard before you accept a bid that treats erection as a line item.
Coatings. Budget corrosion protection as a lifecycle item, not a finish. Shop-applying a coating is far cheaper than re-coating a member inside an occupied building later.

Value Engineering, Done Honestly
Value engineering is a structured comparison of function against cost during preconstruction. It is not scope cutting and it is not swapping in cheaper finishes after the contract is signed.
The federal definition is useful because it is specific. FHWA defines value engineering as a systematic review and analysis of a project during the concept and design phases, by a multidiscipline team not involved in the project, to provide the needed functions safely, reliably, efficiently and at the lowest overall cost. - Material substitution with equal performance
- Constructability changes that cut labor hours
- Systems simplification, such as fewer mechanical zones

Timing decides whether any of it is available. Once permits are pulled and the guaranteed maximum price is locked, most of the upside is gone. Ask for VE during schematic design, not during buyout.
